Job Description



We are looking for a Corporate Real Estate Manager to join the real estate function and lead transaction management and lease administration. In this management position, you will report to the Director, Real Estate. You will be required to develop a comprehensive knowledge of the company across business units, which allows for innovation in strategic and tactical planning and operations. You will work closely with real estate, finance, accounting, legal, supply chain, and field operations teams. In this role, you will partner with external real estate brokers to develop and implement transactions to monetize certain elements of the portfolio. You will lead the lease administration program and develop relationships with landlords and tenants.  You will manage external service providers.

As Corporate Real Estate Manager, your duties and responsibilities will include:

  • Strategic portfolio planning and tactical monetization, which includes identifying potential sales transactions and gaining leadership approval, and working with real estate brokers to market properties, and negotiating purchase and sale agreements
  • Lease transaction leadership and execution, lease administration, landlord and tenant relationships, and lease payments
  • KPI/trend reports with respect to portfolio monetization, lease activity, and budget adherence
  • 25% to 35% travel to facilitate property sales and/or relocations
  • Knowledge of the principles, techniques and laws involved in managing corporate real estate as applied to property and lease transactions
  • Prior experience leading project teams, preferably managing people who are remotely located
  • Prior experience creating and understanding financial reports, resolving conflict, and working within multiple diverse software systems
  • Demonstrated leadership, communication, interpersonal relationship, and decision-making skills
  • Experience across a broad range of vendor, lease, and contract negotiations
  • Strong analytical skills
  • Ability to think strategically and critically
  • Demonstrated drive for continuous learning and improvement
  • Ability to productively partner and collaborate with others
  • Good understanding of corporate support functions (Legal, Risk Management, EHS, etc.) and how to leverage resources
  • Experience in managing budgets to positively impact margins and total cost performance of a large portfolio
  • Computer literacy including MS Word, Excel, Power Point and Project software; familiarity with CoStar, SAP and AutoCAD desirable; and ability to learn proprietary software programs

PREFERRED LOCATIONS:

  • Remote position in Eastern or Central time zones in states served by Brightspeed, and with access to a major airport

Qualifications



WHAT IT TAKES TO CATCH OUR EYE:

  • Bachelor’s degree (or equivalent), preferably in Business, Finance, or Real Estate; or degree in Facilities Management, Architecture, Engineering or Construction Management together with an MBA
  • 10+ years of experience (or equivalent) in a Corporate Real Estate environment managing transactions
  • Experience in larger volume transaction group, with preference for industry experience in Telecom, Utilities or Rail Transportation
